Whether you need a lot survey, farm survey, elevation certificate, construction staking or you want to develop a subdivision, we can help you with all of your land surveying needs.  We offer a full array of land surveying services for both residential and commercial clients in Eastern North Carolina.  Below you will find a list of the most common services we provide.  Although this may seem like a long list, it is not a complete list of all the services we provide. Residential

Residential Services

A boundary survey is a survey of a parcel of land according to the recorded deed description. Interior improvements such as buildings, drives, etc, are usually located along with any improvements along the boundary affecting the use of or title to the property such as fences, drives, utilities, buildings, sheds, streets, creeks, etc. Property corner markers are found and any missing property corner markers are replaced. A map showing the boundaries and any improvements along the boundaries is prepared for the client. We can also mark your property lines with points on the line as needed.

A farm survey is a survey of a parcel of land according to the recorded deed description. In order to place points on your property line we will need to tie into some if not several of your property corners. Once we have determined the correct location of the boundary lines we will place markers on the lines as needed.

A recombination survey is when you are not creating a new parcel but simply changing the existing property line or lines between two or more parcels of land. There are many ways that this can be executed and it does require recording a map in the Register of Deeds office and usually approvals from local jurisdictions.

When subdividing land, there are usually two categories that it can fall under depending on what jurisdiction the land is under. Minor subdivisions are usually when you are creating one or two new parcels and usually only need the approval of planning departments and environmental health departments. Major subdivisions are usually three or more lots and depending on what jurisdiction it is in may or may not need to go to a planning board. We can easily determine what will be required once we have some information on your parcel and what you want to do.

Loan surveys are sometimes required by banks when buying or building a new house. We locate the boundary lines, buildings, any structures, drives, walks, utilities, etc, on the property and provide a map to the client.

Foundation Surveys are usually required by lending institutions during the construction of a new building to ensure that the lenders’ money has been used toward the construction and so that more money can be loaned to complete the structure.

In order to complete an Elevation Certification we will establish an elevation on your site and then follow the requirements of the FEMA Elevation Certification to complete your certification. This involves determining the elevation of various spots of your property and elevations on structures located on your property.

As Built Surveys are usually required by lending institutions or governmental bodies once a construction project is completed. We will locate and map all structures and features as needed to provide you with the final product you need.

Site plans are usually required prior to building a structure and submitted for approvals. We draft a map showing exterior property lines and the proposed location of structures to be built according to your specifications.

There are many types of easements with many different purposes. Most of the time they go along with the recording of a deed of easement. Depending on your circumstances, we can determine how much boundary surveying will be required to establish your easement.

Foundation staking is needed when a builder or owner is building a house, commercial building(s) or other structures and need to have the foundation staked to dig a foundation and verify its location. The location of buildings can be very important in relation to building setbacks, property lines and future development.

These can be initiated by either family members agreeing on how to divide an estate or petitioning the courts to divide the estate when they cannot agree. In this case, the court appoints commissioners to oversee the division and they then hire a surveyor to divide the estate as the commissioners see fit.

Land surveyors are often asked to provide legal descriptions to be included in real estate deeds to be recorded. Most people mainly pay attention to the owner’s names on the first page of a deed, but the legal description on the following pages is often the most important part because it describes the boundaries of the parcel of land being conveyed.

Commercial Services

There are many steps in the process of developing a residential or commercial subdivision. Generally, a proposed subdivision must first be approved by a government planning board. Then the developer, land surveyor and engineer must work together to complete construction drawings and get them approved by various state and local governmental bodies and departments. Once these plans are approved, construction of streets and utilities can begin. When all construction and utilities are completed, the governing bodies and departments must inspect and give a final approval before any lots can be sold to builders or other owners. This total process can be relatively easy or can be quite complicated depending on the project and the amount of approvals required.

Construction staking is often needed during the construction of subdivisions, roads, utilities, commercial buildings, houses, parking lots and many other projects. It involves translating construction plans to points that are on the ground for construction crews to build by. Depending on the project, construction stakes may have both horizontal and vertical data or only one of the two. Construction crews use the location of construction stakes and the data on them to correctly build structures according to the plans.

As Built Surveys are usually required once a construction project is completed to ensure that all structures and facilities were built according to construction plans. Most of the time these are required by lending institutions or governmental bodies.

ALTA /  ACSM Land Title Surveys are the most comprehensive type of survey that most surveyors encounter. This is a very detailed survey often required by lending institutions and requires the surveyor to show all improvements and anything that could impact title to the land. Land surveyors must perform these surveys according to the minimal standards of ALTA / ACSM Land Title Surveys with any additional requirements provided by the client.

There are many types of easements and right-of-ways with many different purposes. Most of the time they go along with the recording of a deed of easement or right-of-way. Depending on your circumstances, we can determine how much boundary surveying will be required to establish your easement or right-of-way.

Site Planning surveys usually involve a boundary and topographic survey as a base to design future improvements. This can be a rather simple survey or can be a very complex survey depending on the site and what is being designed. Please contact us to discuss your needs and how we can be of service.

A topographic survey involves locating all improvements on a site along with topographic features, all in relation to the property lines. Topo surveys are often needed in the process of site design. A variety of methods can be used to perform a topographic survey depending on the size of the site, if it is wooded, and the amount of detail required among other things.

Wetlands Surveys are needed for a variety of reasons. The land surveyor works with the soil scientists who determines when the wetlands are located and coordinates the mapping and and approvals of the wetlands lines that are needed.

GPS surveys use portable receiving antennas to gather data transmitted from satellites which are used to calculate the position of the object being located on the surface of the earth.  The receiving antennas can be miles apart and still obtain very accurate data.  GPS surveys are used to establish coordinate points for the State Plane Coordinate Systems, large boundary surveys, and subdivision surveys.  It can also be used to collect data for GIS to show the locations of homes, utilities, soil types, etc

Our professional fee includes time to search for deeds, maps, court records, or any other related documents needed, time to find and locate physical boundary evidence on the property, perform necessary computations to compare how field evidence compares to deed records, place appropriate markers on the property as needed, coordinate governmental approvals as needed, and prepare a survey map or survey report as needed.

The cost of any survey may vary due to disturbed or missing boundary evidence, size of tract to be surveyed, disputed boundary lines, gaps or overlaps created from old deed descriptions, poor deed descriptions, rough terrain, heavy underbrush, amount of governmental approvals required, and travel time to and from the property. There are many varying conditions that can effect a project, therefore it is difficult to predict an exact cost for any project prior to doing any work. Many of these same conditions can also effect how long it takes to complete a project.
